I do like Nylander and hope the Leafs can sign him but he's simply not an 8 figure player. Matthew Tkachuk is at 9.5 a year and in no way is Nylander a better player than the Rat King. Unless he scores 120 or more points this year or starts showing some real effort in the defensive zone, anything more than an AAV of 8.5 is going to seriously hurt the Leafs chances of ever touching Lord Stanley's Cup.
